No new arrivals after 6:00PM CST unless prior approval is given by management. If unable to arrive by 6:00PM, please book your arrival for the next day.
Check-out time is on or before before 10:00AM and Check-in time is after 11:00AM. Please use the QR code or link in your confirmation email or located on the electrical hook-up once arriving at your site for contactless check-in and check-out. An additional ½ day fee may be added for late check-out or early arrival. Call for after-hours check-in. There are no refunds or vouchers for early voluntary departures.

We accept all major credit cards. A $100 Security Deposit will be charged to the credit card on file to secure a reservation. Your credit card will be charged for your reservation at the time of booking. Long term guests will be charged for the first month at time of booking and for each additional month 3 days prior to the start of that month. A reservation guarantees you an RV spot but not a specific site number. Additional fees, charges for damages, etc will be deducted from your Security Deposit with any remaining charged to your credit card up to 5-10 business days after Check Out. Any remainder of the Security Deposit will be refunded at the time of departure if the site is left as found. Any refunds will post to the credit card on file within 5-10 business days of the refund being approved.
Rates are based upon two (2) adults, two (2) children, one (1) pet and one (1) vehicle (besides camper) per RV Site. (No Parking In Streets.) Any violation of the guest limit will result in refusal of service without a refund. Rates are calculated and displayed during booking process. No charge for registered visitor vehicles up to 4 hours parked at your rented site. Rates include water, sewer, electricity and WiFi. All guests are charged a Security Deposit at time of booking ($100 per reservation).
To avoid any additional fees for modifying reservations, a 1-week minimum advance notice must be given to the office prior to any reserved days the guest is requesting to modify, otherwise the previously collected $100 Security Deposit associated with any reserved days within that week are forfeited.
Should your credit/debit card on file be declined on any transaction, a $20 fee shall be charged for each occurrence as well as an additional $20 for each day your account balance remains unpaid after a 5 day grace period. It is the ongoing guest’s responsibility to inform the office of any changes made to their credit card on file, as well as verifying that their bank will release funds at the same time charged.
Should the issuer of a guest’s card on file refuse to accept a submitted refund by our office, a credit voucher towards a future stay with us will be issued in lieu of the refund. In addition, should a guest utilize cash or check for any payment, a credit voucher will be issued for any refund due should no one be available at the Office at time of departure.
Should any payments due remain unpaid for a period of 5 days or more, management has the option to have guest vehicles, RVs or any other guest items removed from the premises, and their Security Deposit forfeited. Guests give up rights to pursue any litigation against Capshaw RV Park should this action ensue.
You must be at least 21 years of age with a valid ID to register for a campsite.
No refunds will be given if you are asked to leave due to rowdiness, intoxication, loud music, abusive language, possession/use of drugs or any other behavior deemed unacceptable by management or in violation of park policies.
Ongoing Month-to-Month Guests:
For everyone’s safety, a background check is performed or a security clearance is required on all Ongoing Month-to-Month reservation adults prior to reservation approval ($25/adult fee) as well as also collecting a refundable Security Deposit of $100. Site cost combined in a single monthly payment will be drawn automatically from their credit card on file on the monthly due date.
All reservations are prepaid in full (1 month max up-front stay charge) at time of booking.
Capshaw RV Park is available for recreational camping only. No one may claim Capshaw RV Park as a residence even though we offer long term monthly stays.
Use of all Capshaw RV Park facilities is at your own risk. Capshaw RV Park is not responsible for damage caused by acts of God, or for losses resulting from theft, property or poor judgement. All valuables should be stored or locked away. We are not responsible for any personal property.
All campers at Capshaw RV Park are “guests” and therefore a permanent residence can not officially be established here. We do accept guest packages delivered here from any carrier, but no USPS mail can be accepted. Packages are typically delivered into a weatherproof box by the office front door. Guests take full responsibility of any risk of loss.
Guests should stay alert to their surroundings and understand that they are responsible for their own safety, as well for the safety of their guests, campers, pets and visitors.
Smoking, vaping and tobacco products are not allowed in any resort buildings.
Adjusting, modifying or otherwise tampering with park equipment, utilities and facilities, or soliciting (including sign posting) for any purpose is prohibited.
QUIET TIME shall be in effect between the hours of 10:00pm and 7:00am, which includes no generator use during this time.
Use and discharge of firearms, cap pistols, air guns, bows and arrows or slingshots are prohibited.
Alcohol consumption is limited to a guest RV campsite.
Any behavior or activity that appears to be of an illegal nature will be reported to the county sheriff’s office.
Parents are responsible for the behavior of any children under their care. Children under the age of 13 are to be escorted and supervised by a parent while using the bath house and laundry facilities. Older Siblings do not count. It is the parent/guardian’s discretion on children 13 and older.
Please respect the sites of other guests by not walking through their site(s).
The use of all off-road vehicles except electric or battery powered golf carts are prohibited. All golf cart drivers must be at least 16 years of age with a valid driver’s license and obey all traffic rules.
Capshaw RV Park reserves the right to move the current reserved Site to another Site for any reason which may arise, and Sites may NOT be sublet out to alternate guests.
RVs older than 10 years require a photo of your RV to be approved by the office.
Capshaw RV Park reserves the right to refuse service to anyone.
Campsites must be kept neat and tidy, including under campers. We keep a clean resort. Please do not drop cigarette butts or trash of any kind onto the ground.
Resort mowing is Monday through Friday, weather permitting. We must have access to all grass around sites. Please keep all items off the grass. We are not responsible for damaged items left on grass on mowing days.
One site accommodates only one camping unit as well as 1 vehicle depending on the site. Stabilizer jack pads are required for all RVs. Parking on the street is not permitted. All RV’s and vehicles must completely be parked on the site pad with no overhang onto the road or grass. Washing of RVs or vehicles is not permitted.
All bagged garbage must be placed at the site drive in the morning by 9:00AM. Garbage should not be placed out before 6:00AM.
Fires of any kind are not allowed.
Drainage of water, soap or any other waste product onto the ground, or into anything other than an approved holding tank or sewage receptacles provided on each RV site is a violation of State Law. DO NOT dispose of grease or similar in sanitary sewer. Violations of this policy will be fined up to $500.
No live trees, branches, plants or shrubs shall be cut down for any reason.
No parking in vacant sites allowed unless approved by calling the office. All RVs and vehicles must be completely parked on the pad with no overhang onto road, dirt or grass. Any overflow parking (including visitors) are permitted in overflow areas only if available.

All cancellations must be done over the phone (emails, texts will not be accepted). A $100 Security Deposit will be charged to the credit card on file to secure a reservation. If a cancellation is made greater than 7 days prior to arrival a $50 refund will go back to the card on file within 5-10 business days. No refund of the Security Deposit will be issued if a cancellation is received 7 days or less prior to arrival. No refunds will be issued for “No Show” reservations.
A Full Refund is offered to guests who request cancellations made more than 1-week prior to their reservation arrival date, minus a 5% Processing Fee (or $15 minimum). All departure dates may be extended and arrivals adjusted to an earlier date free of charge.
Vouchers may be issued in cases of mandatory evacuations and medical emergencies that can be substantiated by written documentation. There are no vouchers or refunds for voluntary early departures.
